We invite you to be our guest as you immerse yourself in a quiet, country vacation to remember.  Cozy up in our comfortable rooms and enjoy the adventures that await. 

Our specialty is both family vacation guests and in-house groups such as sports teams, fishing groups, golf groups, any type of specialty group that often need large blocks of rooms to accommodate their team or group.  It is so nice to have a country setting where kids can run, play and explore and adults can gather and enjoy each other’s company outside of the confines of a hotel or conference room. 

Rooms each have different bed configurations, and each will accommodate between 2 and 4 guests.  Rooms will have linens, towels and coffee makers.  In keeping with the spirit of togetherness you will not find tv’s in any of our rooms.  We encourage guests to slow down, unplug and reset.  Explore a trail, try your luck at fishing or enjoy a bonfire under a star filled northern sky.

The rooms overlook the front grounds where you will find plenty of green space, trout ponds, a central bonfire area, our outdoor pool and you’ll be just steps from the beautiful Boardman River.

All of our rooms are non-smoking. 

Pets
We do have a few pet friendly rooms, which we limit to well behaved dogs.  The charge is $30 per dog with a maximum of two allowed per room.  You must seek a pet friendly room at time of reservation if you wish to bring a dog, additional fees will apply for dogs found in a non-pet friendly room.

Check-In is 3pm

We do not guarantee rooms before this time.  If you will be arriving after 5pm we ask that you call us at 231-947-9529 with your expected arrival time and to get an updated check-in procedure, if needed.

Check-Out time is 11am

Failure to be packed up and out of your room by this time will result in an additional half day rental fee.  Kindly turn off lights, heat and a/c before leaving.  You can drop the room key off at our front desk, or leave it in the room if you have checked-out while our office was closed.

Quiet Hour is 10pm.

Please be mindful of other guests and keep noise to a minimum after this time, which also means no music please.  Those who do not respect quiet hour will be asked to leave without refund and additional charges could apply for disrupted guests.

To be noted:
-Each room has a different bed configuration and all rooms are set up to accommodate 2-4 guests.

Guarantee Policy:
When you book a reservation, your credit card will be charged a deposit equal to the first nights stay and applicable fees, for each room booked.

Cancellation Policy:
Cancellations made more than 14 days before arrival date will receive a refund less a $25.00 cancellation fee. Cancellations made within 14 Days of arrival forfeit reservation deposit. All reservations made within 14 days of arrival are non-refundable and will need to pay in full at time of reservation. Changes are permitted only up to 14 days before your arrival date. Within 14 days, your reservation is non-refundable and no changes may be made. Early departures and no-show reservations will be liable for the full amount of the reservation, even if this amount exceeds the deposit already collected. In the case of early departures or no-shows, the collected deposit will be applied toward the balance due.

Reservation Policy:
-Each room is subject to a $30 resort fee.
-You will need to pay for your first night’s stay, plus applicable fees at time of reservation.
-Remaining balance will be due at time of check in. We accept cash, check, visa and mastercard for payments. There is an additional 4% service fee that applies for all card payments
-Reservation and cancelation policies are subject to change without notice and could also vary depending on your group size among other factors.

Season:
Although some exceptions may be made for special events or group bookings, generally we are not open for lodging guests the months of April or November.

The outdoor swimming pool is open roughly mid June-Labor Day and this could vary based on weather or other factors.

The Bunk House

The Bunkhouse is a 2-story house that will sleep up to nine (9) people. It has a large living room, full kitchen, a bathroom, and vanity area. The top floor has two (2) bedrooms; one with a double bed and a set of bunk beds with a double on bottom and a twin on top and the second bedroom has a twin bed and a set of bunk beds with a double on bottom and a twin on top. Bedding is provided.

The kitchen has a refrigerator, stove, oven, coffeemaker, toaster, microwave, with dishes and cooking utensils.

The bunkhouse also has a front porch and a small, private fire pit area that is accessible spring, summer, and fall. It comes with a starter bundle of wood and additional bundles of wood are available for purchase at the front desk.

Nightly Rate:
Up to 9 guests:  $435

Additional Guests: $16 each
Maximum 12 guests permitted

The bunkhouse is non-smoking and there is a $250 cleaning fee applied to anyone who does not adhere to this policy.

The bunkhouse is not pet friendly.
There is no air-conditioning in the bunkhouse.

We have a 3:00 pm check in and an 11:00 am check out. If you have a reservation and will be arriving after 5:00 pm, we ask that you call us to get your check in procedure.

Overnight guests at the ranch get some great perks, including discounted guest rates on the activities such as horseback riding, canoeing, kayaking, and tubing as well as the complimentary use of the grounds with these fun-filled activities

The Campground

We think you’ll agree, there is something extra special about our campground.  You will love the spacious sites; we think camping should be a relaxing and comfortable experience and this kind of comfort can be hard to achieve in many typical campgrounds where sites are stacked an arm’s length apart in straight rows.  To us, that’s not camping.  We aim to provide a comfortable space, nestled atop the hill and within the woods where you can sprawl and enjoy yourselves.

All 25 sites are equipped with the same amenities, at each site you will find a firepit, picnic table, water and 30amp electrical service.  There is a central bathhouse with showers.  There is a dump station available.  We welcome RV’s, trailers, pop-ups and tents.  We also have 3 overflow sites down the hill for excessively large RV’s.  These overflow sites will have the same amenities, but will be set in a more open and grassy area near our back lot. 

 We will do our best to accommodate specific site requests at time of reservation if you have one, but please understand we reserve the right to change sites around without notice if necessary to accommodate all guest needs.  These are not cookie cutter sites and do all vary a bit in shape and size and sometimes we need to move smaller units like tents or pop-ups to smaller sites so that we can fit the bigger RV’s in on a bigger site.  For this reason, among others, please be sure to always check in at the front desk prior to occupying your site, unless you have made specific prior arrangements with us. 

Check-In is 1pm.
We cannot guarantee site availability prior to check-in time.  Please check in at the front desk upon arrival.  If you will be arriving after 5pm we ask that you call us at 231-947-9529 with your expected arrival time and to get an updated check-in procedure, if needed.

Check-Out is 12pm.
Failure to be completely packed up and off your site by check-out time will result in a half day’s charge as we cannot hold things up for the cleaning crew or the potential next guests to check-in.

This means music needs to be off by 10pm, and only quiet, respectful talking around the campfire after this time.  Please bear in mind, we are a family campground.  Those who know they are looking to be louder and want fewer rules should consider staying elsewhere at a state campground.  Those who do not respect quiet hour will be asked to leave without refund and additional charges could apply for disrupted guests.

For any vacation or getaway to be a happy and memorable one, it is important to know about where you are staying and to be sure their atmosphere and offerings match your vision of the perfect vacation.  For this reason, it is critical to note we pride ourselves on being a family campground; a quiet place for families and close friends to gather, reset and unwind.  Although casual, legal and responsible drinking is permitted in the campground, we do not condone large groups, loud gatherings, loud music, vulgar language or excessive drinking.  Please consider staying elsewhere if these things are important to you as we cannot tolerate them here.  Thank you so much for your understanding!

  • Quiet Hour is 10pm, please see more details on main camping page and understand that additional fees and being asked to leave will apply if Quiet Hour is ignored or disregarded
  • Wood and ice are available for purchase at main lodge. Please pay first and do not help yourself to wood from our outdoor wood boiler or common areas
  • The dumpster is located at the bottom of the campground driveway. Please be sure to use this for garbage and lock away food and other items critters could easily find and get into
  • Do not burn garbage
  • No fireworks of any kind permitted in campground or on the grounds
  • No drugs, including marijuana, permitted in campground or on the grounds
  • Please drive slowly, children at play
  • Please be cautious with bikes- when you see horses stop and let them pass
  • Horses always have the right-of-way with all traffic-please stop and allow them to pass first

Dogs:

We do allow dogs in the campground, but the following must be understood and adhered to:

-Please be aware that we do have free ranging Ranch dogs that are often at the Ranch roaming around.  Your dogs need to be okay with possible, occasional visitors of the canine kind.

-You will need to be able to keep your dogs tied or on a leash with you, they cannot run loose.

-You will need to clean up after your dog.

-You accept full responsibility for your dog throughout your stay

-Excessive barking cannot be tolerated.  You will be asked to take your dog home, without refund, if you’ve been warned about barking and it persists.

-You will need to be able to provide a copy of your dogs rabies certificate at time of check-in as requested.

-For service dogs you will need applicable paperwork documenting proof of certification

Camping With Your Own Horses:

Bringing your horses to stay in our campground is something we allow at certain times of the year, typically shoulder season: May, September and October.  You would picket them on your campsite and need to clean up after them.  Inquire for details.

Fishing Ponds:

-Fishing ponds are able to be used unless a private event is being held on the grounds.  Please understand there is no catch and release and there is a charge for every fish you do catch.  Pay at the front desk.

Ranch Horses and Animals:

-No feeding animals.  Please understand we have horses with dietary needs, older horses that need to eat special feeds and mashes and other circumstances that make feeding animals very dangerous.  This includes apples, carrots, grass or any type of food-please no feeding.

-No going within fence lines.

-Remember, any animal can bite or kick.  Please use common sense and watch your children.

-The barn is only open in season during daytime hours.  Tickets for rides must be purchased at the main lodge beforehand.  Bikes and strollers need to remain out of barnyard.  And please do not bring your dogs, even leashed, to the barn as we have free ranging donkeys and other animals that, by nature, will guard their home and may chase down or injure unknown dogs.

Swimming Pool:

-The season varies based on weather and other circumstances, but the pool is open roughly mid June through Labor Day

-The pool may be closed at any time due to private events, rain, maintenance and so forth.  We cannot guarantee it will be available for use during your stay.

-The pool is heated

-The pool is open only to registered overnight guests. 

-Children need to be supervised by an adult

-No lifeguard on duty, use at your own risk

-No diving, no flips, no running on pool deck, no reckless play

-No hanging from the handrail, no disconnecting the rope that separates the shallow from the deep end

-No glass permitted inside pool area

-Please use foot wash to rinse feet before entering pool to limit the amount of sand being brought in

Additional Charges:

Please see the rates page for details on site rental costs.  Please be aware that additional charges could apply for several things including:

-Failure to check out by check out time

-Damage done to the site, grounds or commons areas, whether intentional or unintentional

-Failure to clean up after your dogs or horses

-Loud or disruptive behavior that interferes with other guests stay

-Additional tents or people on your site.  Please see Rates page for more information.

-Guest day pass bands for visitors coming to visit you that are not registered overnight guests (as available)

-Miscellaneous charges related to your stay in terms of rentals, transports and beyond

River Access:

-Ranch Rudolf is not a public access point, launch or landing site for the Boardman River.  It is only available for our own registered overnight guests to use.

-Registered overnight guests with their own river equipment are able to use the landing next to the swimming pool as an access point to the river.  You will need to have your own way to transport your equipment upstream or pay a transport fee (as available) for us to handle it.

-Keep horse crossing area clear at all times, this is not an access point or exit point for the river

-In season we rent canoes, kayaks and river tubes and transportation is included in the rental fee.  Please note: the challenge for this river is moderate and it is not recommended for the inexperienced or those fearful of getting wet or tipping over.

-Overnight guests wishing to fish or fly fish the river will need a fishing license to do so and should access the river downstream of the wooden steps near swimming pool to best avoid heavy river rental traffic and horse crossings.

Points of Interest:

-The small town of South Boardman is only 9 miles from the Ranch.  It has a gas station, dollar store and a nice family owned restaurant called Yankee Boy that has wonderful breakfast, lunch and dinner.

-We are only about 8 miles from the little town of Fife Lake which has a Village Market grocery store, a couple of bar/restaurants, an ice cream shop, two gas stations, a couple of dollar stores and a small beach area and boat launch.

-We are only 12 miles SE of Traverse City where you will find most anything you are looking for in terms of specialty shops, fine din

The following rates are based on 1 unit with up to 6 people per site, before taxes and fees:

Tent: $42 per night

Pop-up: $52 per night

RV, Trailer: $65 per night

 

To be noted:
-You can put up to 2 additional tents on a site.  Each additional tent is $12/night.  There are a maximum of 3 units allowed per site (either 3 tents, or a trailer of sorts and up to 2 more tents.)

-There is no additional charge for a screen tent used for eating, but the additional fee applies for any enclosed tent you put up, regardless of size.

-If you have more than 6 people on a site there is an additional charge of $5 per person per night.  A maximum of 10 people are allowed per site.

-A site rental is for an individual household family.  Two different families would need two different sites.

Dining At The Ranch

Dining at Ranch Rudolf will take you back in time with it’s “Out West” feel with its western decor , high vaulted ceilings, hardwood floors and huge circular fireplace.

Spring; May & June group events only.

Summer; July & August Guest Ranch, serving our overnight guests only.

Fall; September & October group events only.

Winter; December 1st-23rd group events. December 26th-mid March Fridays, Saturdays & Sundays walk in service.

Due to the nature of our winter themed business having little to no snow will limit or change these hours without notice.
